Frequently asked Questions


Q.) What do I need a building permit for?
A.) Any new construction that creates square footage for living space or non-living space, such as houses, garages, sheds, decks, porches, patios, and barns. Interior reconstruction does not require a permit, unless non-living space is being converted into living space.

Q.) If I want to do exterior repair on my existing house, do I need a permit?
A.) No. Repairing an existing structure does not require a permit.

Q.) Does every building permit in Shoreland Zoning need to go in front of the Planning Board?
A.) Not nessassarily. The Code Enforcement Officer has the ability to permit certain items to be built in Shoreland Zoning as long as he feels that the impact is minimal and does not need PB approval.

Q.) How do I get a building permit / and get on the Planning Board?
A.)     The best way to go about getting a permit, or to get on the PB agenda is to visit me during office hours and I can assist you in getting you the correct paperwork to get you what you need. My office hours are Monday, Thursday and Friday  9am-12noon, Tuesday 3pm-6pm. No office hours or appointments on Wednesday.  

Q.) Do I need an Electrical Permit?
A.) No. At this time, Otisfield does not require a specific electrical permit for new construction.
However, during an Occupancy Inspection, the fuse panel box will need to have a sticker of some sort on the box with the name, address and telephone number of the licienced electrician that hooked up the box.

Q.) Generally, what do I need to bring to get a building permit?
A.) Once a permit application has been filled out, then an applicant needs to have a stamped septic design, a detailed design of the dwelling including a cut-away drawing, a plot plan of the property, a sketch of where the house will sit on the property, a current copy of the deed, and an erosion control plan. If the proposed home will have a chimney, then a disclosure form also must be filled out.
